The four price drivers
Size and stories. More square footage means more detergent, water and ladder time — a two-story adds roughly 40% over the same footprint. Grime level. Light dust is a rinse; heavy algae needs full detergent dwell and sometimes a second pass. Access. Steep slopes, locked gates and delicate landscaping slow the crew and add setup time. Add-ons. Driveways, roofs and gutter brightening bundle cheaper together than booked separately.

Small ranch (1 story, <1,500 sq ft): $149–$249. Average family home (2 story, ~2,500 sq ft): $299–$449. Large or heavily shaded property: $449–$649. Driveway add-on: $119–$219. Roof soft-wash add-on: $249–$449 — and remember any two services booked together earn 15% off with us.
Upsells worth it — and ones to skip
Worth it: concrete sealing after a deep clean (locks out oil for years) and gutter brightening when tiger-striping is visible from the street. Skip: "mold-proof coatings" with vague multi-year promises, and any company that prices by the hour — flat rates keep the incentive on quality, not the clock.
Red flags in a quote
No insurance mentioned, pressure "safe for all roofs" (it isn't — roofs need soft washing), prices far below $149 (corners are being cut somewhere), or a demand for full payment upfront. A reputable crew asks for nothing until the walkthrough passes.
